How do you determine my property's rental amount?

How do you market my rental property?

How long will it take to fill my vacancy?
SOPM prides itself on maintaining virtually zero vacancy during property turnovers. Our efficient systems and strong tenant pipeline often allow a move-out inspection at month-end followed by a new tenant moving in the very next day. This minimizes downtime and ensures your rental income continues without interruption.
How much a deposit can we ask for at the start of tenancy?
As per the Residential Tenancy Act of British Columbia, a landlord can ask for one half month’s rent for security deposit and one half month’s rent for a pet deposit.
Do I have to allow pets in my rental property?
You are not required to allow pets in your rental property. However, guide and service dogs are not considered pets and must be permitted.
That said, pet-friendly homes often attract more interest and a larger pool of qualified applicants, which can reduce vacancy time and increase tenant retention.
SOPM enforces detailed Pet Agreements and collects a ½-month pet deposit for all approved pets to protect your property.
How do you screen tenants?
Tenants respond to our online advertisements by completing a rental inquiry form on our website. A phone interview may be conducted to pre-screen applicants before scheduling an in-person property viewing.
After viewing the property, applicants are invited to complete a rental application, which includes a credit check and reference verification. SOPM requires a minimum credit score of 600 to qualify, ensuring only responsible and reliable tenants are approved.
What tenancy agreement does SOPM use?
We use a very detailed and comprehensive tenancy agreement by LandlordBC. We feel the standard government tenancy agreement does not adequately protect landlords’ interests.
Tenants are also made to sign a Lease Acknowledgement Form, BCFSA Disclosure for Residential Tenancies form and Emergency and Maintenance Instructions.
Are periodic inspections completed on the property?
Bi-annual walk-through inspections are mandatory with owners’ permission. SOPM walks through the property and completes an inspection report with your tenant.
The walk-through inspection report asks the tenant a series of questions regarding preventative maintenance, tenant’s insurance, changes in occupants and pets. This report is then emailed to you, along with a photo of the front door.
How do you evict tenants?
In the event rent cannot be paid, SOPM will issue a 10-Day Notice to End Tenancy for Non-Payment of Rent in accordance with the Residential Tenancy Act. Once served, the tenant has five days to pay in full to cancel the notice or must vacate the property within ten days.
Our team has extensive experience managing the eviction process and works with trusted legal advisors to ensure each step is handled properly, efficiently, and in full compliance with provincial legislation.
What if an after-hours emergency occurs at my property?
Our staff are available for after-hours emergency calls through SOPM’s 24-hour answering service. When an emergency arises, we promptly dispatch the appropriate vendor — such as a plumber, restoration company, or electrician — to address the issue and protect the property from further damage.
What if damages are found at the move-out inspection?
SOPM conducts a comprehensive move-out inspection to assess the condition of the property at the end of tenancy. Because our move-in inspections are highly detailed and photo-documented, we can accurately compare the property’s condition from move-in to move-out.
Regular periodic walk-trhough inspections throughout the tenancy also help us identify and address maintenance issues early, minimizing potential damage and ensuring a smoother move-out process.
