Property Evaluation
SOPM will evaluate your property to ensure it can receive the maximum monthly rent amount. We will also advise you of any necessary renovations that will maximize your return on investment.

Your property is listed on many digital platforms. Our social media following is extensive on both Facebook and Instagram. The rental property advertisement will be posted on those mediums and also other online platforms such as Kijiji and Craigslist.

Conditional Move-In Inspection
SOPM’s move-in inspection process includes a detailed conditional inspection report, photos and a video of the property at tenant move-in. We also provide an in depth explanation of important clauses in the tenancy agreement and review our emergency procedures. The tenant(s) are also advised of the location of the water shut-off and electricial panel.
Tenant Selection
Potential tenants are required to submit a Rental Unit Inquiry Form on this website, if they are interested in a rental property we manage. Our Administration team will then complete a phone interview with the potential tenant. If found suitable, the tenant is then allowed to view the property.
After property viewing a rental application is completed with the tenant(s). The application involves a credit check and references.
We keep you informed of pending applications, so you can be a part of the selection process.
Tenancy Agreement
SOPM uses LandlordBC’s extensive tenancy agreement. The agreement contains all standard terms necessary, as per The Residential Tenancy of Act of British Columbia and additional terms to protect your investment.
Routine Inspections
Inspections are carried out at regular intervals throughout the tenancy. The tenant is asked a series of questions regarding their tenancy and preventative maintenance. This checklist is then emailed to you, along with our comments.
Rental Increases
SOPM stays informed on all Residential Tenancy Act changes and updates throughout the year. When the yearly rental increase amount is announced we will contact you with your options for increasing the rent at the property. There are timelines to follow to issue increases and we will ensure this is completed properly for you.
Landlord Payments
All payments to you, our landlord clients, are convenient and hassle-free. We ensure you receive them on a timely basis each month. Please contact us for further information.
Accounting Records
Our accounting team has over 30 years of experience. We ensure all record keeping adheres to the British Columbia Financial Services Authority’s requirements. Landlords are provided with a detailed statement each month of rental income and disbursements. Landlords will also receive a yearly summary.

DEBORAH CONDAT
Administration and Marketing
Meet Deborah Condat, an integral member of the Marketing and Administration team at SOPM. With her keen eye for detail, creative flair, and unwavering dedication, Deborah plays a pivotal role in ensuring the smooth operation and success of the SOPM team.
Deborah graduated with a bachelor’s degree in Business Administration, majoring in Financial Management. She began her career working with international clients at IBM Business Services, where she spent six years in various roles, including Customer Support Specialist, Invoice Processing Specialist, and Customs Clearance Agent.
Following her tenure at IBM, Deborah transitioned to a role as a Virtual Assistant for an Australian company, where she served as their Client Services Officer.
Deborah’s extensive experience in both corporate and virtual settings has equipped her with the skills and knowledge necessary to excel as an Administration Manager, ensuring efficient operations and outstanding client service.
Sandra elke
Accounting Manager
With over 30 years of experience as an accounting technician and bookkeeper, Sandra Elke brings a wealth of expertise and proficiency to her role. Born in the north Okanagan and later relocating to the central Okanagan after high school, Sandra’s journey in the field of finance has been marked by a relentless pursuit of excellence and a commitment to lifelong learning.
Sandra’s academic journey began with the completion of the 2-year Diploma in Business Administration at Okanagan College, laying a solid foundation for her career in accounting. Eager to further her knowledge and skills, she embarked on the Certified Management Accountant (CMA) program, successfully completing four levels while gaining practical experience at a local CPA firm.
Sandra meticulously prepares accounting records in a timely and organized manner, adhering to the stringent guidelines set forth by the BC Financial Services Authority.
